Residency Terms

These terms set out the long-stay residency arrangement at Millennia Village, including how to apply, what is included, the fees and deposits involved, and how the residency may be ended.

About the residency programme

The Millennia Village residency programme is a long-stay leasing arrangement at our village in Seremban, Negeri Sembilan. Suites are leased on a long-term basis to residents who wish to make Millennia Village their home or a regular base. Suites and shared facilities are owned and operated by Lifestyle and Health Care Services Sdn. Bhd. (1016743-M).

These terms describe the residency arrangement. Short stays and event hire are governed by separate policies.

Application and eligibility

Residency is open to applicants from anywhere in the world, subject to the visa and immigration requirements of Malaysia. Applicants under the Malaysia My Second Home (MM2H) programme and equivalent long-stay visas are welcome. We can advise on the application process, but do not act as visa agents.

The application process:

  • Initial enquiry through the website or by email
  • Discovery visit to the village
  • Submission of an application form with supporting information
  • Reservation fee of MYR 10,000 to hold a suite while paperwork is finalised (fully refundable if the application does not proceed)
  • Signing of the residency agreement and payment of tenure deposit

Lease term, rates and deposits

Monthly rates (per suite, up to two occupants):

  • Studio Plus: MYR 6,000
  • Studio Suite: MYR 7,000
  • Executive Suite: MYR 8,000
  • Loft: coming soon (family-focused suite, larger format)

Rates may be reviewed from time to time.

Tenure deposits (refundable):

  • Studio Plus and Studio Suite: MYR 60,000
  • Executive Suite: MYR 90,000
  • Loft: coming soon

The tenure deposit is held for the duration of the residency and refunded at the end of the lease, after deduction of any outstanding arrears. In the event of death or terminal illness, the tenure deposit is refunded in full to the resident’s nominated beneficiary.

Reservation fee:

A MYR 10,000 reservation fee is payable to hold a suite during the application process. The reservation fee is refundable in full if the application does not proceed.

Use of your suite and shared facilities

Suites come fully furnished and maintained to a consistent standard. Residents are welcome to bring personal items such as artwork, plants and small furniture. Structural alterations and changes to fixtures, fittings or finishes are not permitted without prior written approval.

All shared facilities at the village are available to residents on the same terms. This includes the dining venues, the main hall, the fitness studios, the library, the outdoor spaces and the recreation areas. Some facilities have published opening hours. Others are accessible at any time.

Community standards

Residents share the village with other residents, short-stay guests and the wider Millennia Village team. We ask that everyone treats one another with consideration and respect. Conduct that compromises the safety, peace or wellbeing of others may lead to a review of the residency arrangement.

Some areas of the village are open at any time. Quieter spaces such as the library and the massage rooms, are reserved for low-noise activities.

Health, care and incidental services

Millennia Village is a residential village, not a medical facility. The on-site team includes wellness staff and trained first responders, and we partner with hospitals and clinics in the surrounding area for medical care.

If a resident’s care needs change such that ongoing support is required beyond what the village can responsibly provide, we will work with the resident and their family to arrange suitable alternatives. The residency agreement may be reviewed in those circumstances, and tenure deposits handled in line with the deposit terms above.

Family, friends and guests

Residents may host family and friends. Short-stay rooms at the village are available for overnight visitors at standard rates. Day visitors are welcome and do not need to register, though we ask that residents accompany their guests when using shared facilities.

Termination and end of lease

The residency agreement may be terminated by the resident with notice as set out in the signed tenancy agreement. On termination, the suite is returned in the condition provided (allowing for normal wear), and the tenure deposit is refunded after deduction of any outstanding arrears.

In the event of the resident’s death, the tenure deposit and any prepaid rent are refunded to the nominated beneficiary, and the suite is returned to the village within a reasonable period agreed with the family.
